Your Home should tell the story of who you are, and be a Collection of what you Love.

MEET STACEY

Stacey Baittinger has called the Outer Banks home for 25 years and has been helping clients navigate its coastline since 2004. After a successful three-year tour with Landmark Sotheby’s International Realty—where she and her husband, Ken, expanded their network, sharpened their marketing approach, and deepened their expertise—they’ve returned to Carolina Designs Realty. The pull of local roots, authentic coastal heritage, and true family heart brought them home.

Service is at the core of who Stacey is. Her six years volunteering with the Kill Devil Hills Fire Department strengthened her commitment to community and helping others. Her love for design runs deep—her father and grandfather were draftsmen at the Norfolk Naval Shipyard, and her son, Dustin, carries on the legacy as an architectural designer in Charlotte. It’s no surprise Stacey has an innate eye for beautiful homes, thoughtful design, and the unique architecture of the Outer Banks.

Stacey’s real superpower is connection. A natural relationship-builder, she’s been practicing yoga since 2010 and became a certified yoga teacher under her French guru, Anne. Grounded and intuitive, Stacey knows just how lucky she is to live, work, and play in a place she loves.

The hidden gems of Hatteras Island and Ocracoke are her favorite beaches—where she and Ken “staycation” often. They live soundfront in Kill Devil Hills with their beloved Golden Retrievers, Loki and Freya. Stacey also owns an oceanfront vacation home in Avon and an investment duplex in her hometown of Virginia Beach, giving her firsthand insight into income-producing properties and what it truly takes to make a home profitable. When she’s not advising clients, you’ll find Stacey jogging the beach at sunrise, paddle boarding on calm sound waters, fishing with Ken, loving on her dogs, or on her yoga mat.

MEET Ken

Ken Baittinger is a charismatic real estate broker whose Outer Banks real estate journey began in 2012 with Outer Banks Blue Realty. Most recently, he and his wife, Stacey, spent three successful years with Landmark Sotheby’s International Realty, where they expanded their network, refined their marketing strategy, and elevated their expertise together as a team. Now, they’ve returned to their local roots and family heart at Carolina Designs Realty—where authentic relationships, trust, and coastal heritage guide every step.

A natural people person, Ken has always thrived in service-oriented roles. Before his real estate career, he lived in Hawaii for six years—surfing as often as possible—and earned his bachelor’s degree in Communication from San Diego State University, followed by a master’s degree in Elementary Education. A Long Beach Island, New Jersey native, Ken is a true waterman through and through.

Ken’s unique ability is his calm, confident presence in every transaction. He excels at insulating buyers and sellers from stress, problem-solving behind the scenes, and guiding each deal smoothly to the finish line. His own experience owning real estate investments and vacation rental homes gives him invaluable insight into what makes a property profitable—and he loves sharing that knowledge with his clients.

When he’s not negotiating a deal or previewing a property, you’ll find Ken fishing, surfing, or cheering on the Eagles or Flyers.

The Outer Banks Is special

The Outer Banks market is unique in the fact that we have a small percentage of year-round residents in proportion to 2nd homes and vacation rental homes. The year-round market is growing largely based on the pandemic bringing about a renaissance of working remotely. It's fascinating to see so many people able to enjoy the freedom to pursue their dreams.
